    Living in this apartment is incredibly comfortable. Sinisa, the building manager, does an excellent job maintaining the buildings. He regularly cleans both the inside and outside of the building and is always quick to offer assistance in urgent situations.

    I have lived in two properties managed by this company. Both my last and current apartments are managed very well. The unit I am currently in is very clean. Susan and George are the best managers. My building is my home in every sense of the word. I love it!

    My name is Ross and I'm a senior citizen who is happy to reside at Regency Court at the corner of Kathleen and Speedvale in Guelph. I've lived here for over 3 yeas but I'm a retiree and so before my wife and I moved we wanted to know if it was a clean building. The building manager was very obliging and accommodated our schedule to view available units. We moved in. :) It has laundry facilities, a pool, underground parking to maintain my car and social events like the annual Christmas party.

    Poor management, ...

    Poor management, maintenance and attitude. Get ready for passive aggressive notices on the front entrance of your building, telling you that you aren't allowed to let anyone (including friends or family members) use your parking space or they will be towed. Get ready for pathetically small laundry rooms that a pregnant woman wouldn't be able to fit in to. Prepare to pay what seems like a reasonable price for a low quality of living. If you have any complaints or anything that needs fixing, be prepared to fill out a form that will be casually dealt with or ignored altogether until you take it to head office. If you have family or friends from out of town, get used to telling them they have to get a hotel room. There is no guest parking. They can't use your parking space even if it's free. They'll tell you that you can park at the side of the road at night if you call the bylaw office- but what they don't tell you is that it's limited to 10 times per year. If you can't get a hold of the bylaw office, your loved ones can look forward to a ticket for parking on a highway -which is actually just a public street. Be wary of the passive agressive attitudes of the landlord, who will always emphasize that she has something to do and act like legitimate complaints are a huge inconvenience. Seriously, if you're desperate for a rental, go with them, but don't expect it to be easy to get anything done when you need it to be. You might get a nice sized apartment with all utilities in, but that is the only real perk. If that's all you need, go for it.

    Profit ahead of integrity.

    We were moving to Guelph from Quebec and were not able to visit the apartment ahead of signing for it - however we were in contact with their rental agent and we specifically specificed that we were only interested in the apartment if it was smoke-free. We arrive and the apartment smelled like an ashtray. The rental agent defended herself by saying that the apartment is considered smoke free since we, the new tenants, are not smokers. Obviously we did not move in, and had to quickly find other arrangements in Guelph. Now Williams and McDaniel says we owe them almost three months rent for an apartment that we spent 15 minutes in. Obviously we should have visited the apartment before signing for it - but circumstances did not allow for us to visit Guelph beforehand and we did not expect that we could be so greatly decieved.
